Whereas in the past the general contractor had all the knowledge and expertise in-house, today he increasingly relies on partners for concept and realization of the various disciplines. BodemBouw is such a partner to whom a general contractor can turn for the complete excavation realization. An interview with project manager and partner Djordy van den Eijnde about the changing market demand and the unique concept of BodemBouw.
"In a traditional construction process, it is the general contractor who works out everything down to the smallest details and then looks for a suitable subcontractor who conforms to what is requested," Van den Eijnde outlines. "However, that relationship is no longer of our time; demand is changing. The main contractor is still in charge, but puts the various issues with
subcontractors who then have to come up with a complete solution themselves, including engineering and all related reports. When everything is outsourced separately to subcontractors, it is difficult to tie up all the loose ends and maintain the overall picture. That is where we came in. We act as a partner for a main contractor on behalf of

The realization of a cofferdam combines quite a few disciplines, ranging from earth retaining, anchoring and stamping to earthwork, drainage, water-glass injection and underwater concrete, jet-grouting and so on. Van den Eijnde: "Often a main contractor has to deal with as many as five or six different parties just in the construction pit. The danger then is that the work does not always fit together seamlessly with all the consequences and possible delays that this entails. We at BodemBouw believe that it is much more efficient to keep all underground work in a project in one hand and can offer this as a total package. We are responsible for the total construction pit, so that the main contractor does not have to 'deal' with all the separate disciplines, but has only one point of contact for the realization of the construction pit."

BodemBouw's core business is the vibration-proofing of earth retaining walls using the CSM technique. "With this technique, we mix the existing soil with a liquid cement mix so that a concrete wall is created in the ground. It is a sustainable technique because no soil needs to be delivered or removed. The soil present at the site of the CSM wall to be realized is used as a component of the final wall. By the way, this does not mean that we only carry out projects using the CSM technique. No, we consider for each project what the economically and technically optimal solution is, and we involve specialized partners. Because we have been working with these permanent partners for many years, we operate as a cofferdam team for main contractors. In the unlikely event that something does go wrong in planning and execution, everyone is willing to go the extra mile for each other. That's where profit lies."
BodemBouw has already had the opportunity to realize several projects as a partner for the total construction pit. "For the underground part of a project, we often enter into a commitment with the main contractor even before the tender, where we are included exclusively in the tender process. A nice and positive development to achieve the best possible cofferdam," Van den Eijnde concludes.
